Home Sales Report Delivers Mixed Message

Portland, ME: National sales up, Maine sales down but certain counties buck the statewide trend, that’s according to the latest home sales report from Maine Listings.

The statistics compare numbers for last month compared to October of 2014 and the same report reveals an increase in the median sales price (MSP) for existing single family homes year-on-year in Maine of 7.14% to stand at $187,500 from $174,000 a year ago.

Sales eased in Maine down slightly by 0.76% across the state’s 16 counties although there were gains in some counties. Cumberland saw a 9.85% rise in the number of units sold and York county experienced an increase of 15.17% – the respective MSPs were up by 4.65% and 6.53%.

Nationally sales of single family existing homes rose 4.6% and the National Association of Realtors reported a national MSP of $221,200 in October, a jump of 6.3% in 12 months. The regional Northeast experienced a sales increase of 8.6%, while the regional MSP of $248,900 represents a 1.3% rise.

Local industry experts sited the onset of the cooler weather and a lack of quality inventory for the dip in Maine sales and underlined the importance of sellers presenting and pricing their properties attractively.

While interest rates remain low in the face of predictions of a Fed rate hike and with inventory of good housing in short supply opportunities still exist for both buyers and sellers  in the current market.
